Project Profile

Zhongguancun Dongsheng Science Park Phase II – HaiKai Park is located in the Dongsheng area of Haidian District, a rapidly emerging high-tech hub in northeastern Beijing and another core zone of Zhongguancun. The project covers a site area of 44,477 m², with a total gross floor area of approximately 240,430 m², comprising 155,672 m² above ground and 84,758 m² below ground.




Campus Master Planning

Departing from the traditional single-use office model, the project adopts a mixed-use layout that integrates office towers and ancillary buildings. Six interconnected office buildings of varying heights, together with one ancillary building, form an enclosed arrangement. This interconnected and diverse spatial design accommodates a wide range of R&D, office, and display functions for both large-scale headquarters and small-to-medium-sized enterprises.




Façade Design

The building envelopes incorporate multiple curtain wall systems, including glass curtain walls, terracotta curtain walls, and aluminum decorative fins. The primary color palette comprises warm earth tones (beige and champagne), creating a bright, unified, and harmonious architectural ensemble with a strong sense of rhythm and sequence.

LOPO terracotta products are extensively applied throughout the development. Building #5 in the north zone features a facade primarily of terracotta panels, while office buildings #2, #3, and #4 in the south zone employ a classic combination of terracotta panels, terracotta baguettes, and glass curtain walls. This interplay of solid and void, achieved through different materials, alleviates the visual monotony of all-glass facades, enriching the architectural layers and imparting a contemporary and dynamic character.




LOPO Products and Services

For this project, LOPO supplied large-format terracotta panels ranging from 1,992 mm to 2,700 mm in length. To meet the designers' requirements for a richly textured facade, LOPO delivered a tailored product mix featuring seven different face heights, three earth-tone colors, and a combination of straight-edge and overlap-edge panels.

Our products not only met the need for diversified and customized architectural expression but also achieved a balance between safety and aesthetics at the connection nodes.

Given the project's complex facade incorporating multiple materials, the curtain wall system comprised numerous non-standard components and intricate connections. This demanded exceptional precision in terracotta panel dimensions and flatness. LOPO conducted extensive adjustments to the panel's hollow-core structure, ensuring optimal compatibility with the installation system.

Throughout the construction process, LOPO collaborated closely with the main facade contractor, implementing meticulous cutting and packaging management strategies based on specific facade zones. This streamlined on-site installation efficiency, supporting the on-schedule completion of the project.
